You will receive a letter outlining the 6 month service as we get close to that date, it will ask you to submit a list with your service items for review and you will be contacted to schedule a meeting to review them.

Any other service requests you have can be submitted in a few different ways. First many of our vendors have service lines that you can contact them directly for expedited service. In particular your Plumbing, Electrical and HVAC systems are warranted for two years and you may contact them directly for service calls. Below is a list of vendors and contact information for them for some folks you may need to reach.

All service requests for Bellamy Homes service can be submitted a few different ways. The best way for everyone is by email as that produces good documentation of your request for all of us.

Therefore we have decided to hire a company that is specifically skilled in just installing windows to install your windows. This ensures they are installed correctly and with the highest quality rather than having a framer who may be unfamiliar with the window install it.

We use high quality products in the construction of the frame of your home such as high grade lumber and some highly technical parts that on the surface may not look like much. Your subfloor wood is a higher quality than most you will find. It’s designed to repel moisture, be stronger than regular wood and even help reduce floor squeaks over time. As well your roof is made from a radiant barrier product. This product will reflect heat from the sun making your attic space up to 30 degrees cooler in the summer. This is just one small part of our energy package, designed to reduce your energy costs for a long time to come.

As the framers get your home wrapped up, we’ll move on to starting installation of the systems in your home… HVAC, Plumbing and Electrical.

During this part of construction it may feel like things are going slow or not happening quickly. It’s some of the most dynamic part of construction, getting a home out of the ground so to speak. We have numerous county inspections we have to get so some days it may appear nothing is going on. That is certainly not the case, we are likely communicating with a busy county official trying to get an approval to move forward.

Once your foundation is fully complete, installed and approved, we’ll begin framing. Framing is an exciting time because in a matter of 2 weeks your home will really take shape quickly.

Drywall is a long process and at this stage it is far from complete. We bring the drywall and paint company back several more times to work on imperfections found in your drywall to yield a high quality finished product. So at this stage don’t worry if you find things don’t look quite right or a hole in your wall.

The best part about us being into drywall is that we can schedule the rest of your home out to completion. That means we can give you a closing date! Soon you will receive a letter in the mail that schedules two things. The first thing we will schedule is a final walk through of your home. At this meeting we will demonstrate how things work, explain what needs to be maintained and how to do it and give you some warranty information. This will also be a time to discuss anything that needs adjusting before you move in. The project manager will make notes of anything that needs our attention and discuss a plan with you for correcting any items that need work on them.

The second item scheduled is your closing date and when you will take possession of the home. It will be our goal to correct any items noted at your final walk through before closing, however this is not always possible. However any items noted from the final walk through are required to be corrected and you will have to sign off on their completion as part of your contract with us. So you have peace of mind that even if they are not corrected by closing that they will be.

As soon as you receive your closing date you should contact your lender and let them know of the date. They are probably going to need to do a bunch of things before you close on your home and sometimes they need a month or more to do all these things so get in touch with them right away!

Unfortunately there are a few things that need to happen before we “Break Ground”. We are very excited to get started but the following hoops must be jumped through before we can start:
• All plans have to be finalized and signed off by our engineer for quality
• County must review building plans and issue a permit
• Surveyor must survey the lot and stake out where the house will be located on the lot
• Your financing must be approved by your lender and verified by us

Once we have all our ducks in a row, so to speak, we’ll break ground right away… we are excited to get started. Once we start your home our first step will be preparing your lot and clearing some space where your house will go. That means removing what mother nature has put in the way of where your home belongs. Next we will install a footing.

Footings are the basis of your home and connect your home to mother earth. They are really no more than some trenches dug in the ground and filled with concrete. However, because footings are so important to a well built house we spend extra money to have a licensed engineer come out and check every footing for quality. This is an area where many builders just rely on county inspectors for verification. We feel that the extra step of a highly skilled professional is important in building you a quality home.

At this point if you have not received our letter with your closing date you should have, please notify us that you have not received it so we can get another copy out to you.

You should have also contacted your lender and instructed them to get moving as your closing is coming up quick. You will likely complete your closing at our attorney’s office in Charlotte. They handle all our closings which allows for the closing to go very efficiently.
